Modifies provisions in the bill to make some technical corrections and address several concerns raised by home inspectors. These changes include deleting the provision requiring additional certification in manufactured and modular housing and replacing it with a requirement that the initial instruction and continuing education include education on this subject; language has been added to clarify that home inspectors shall not be held liable for home inspection reports relied upon by anyone other than the client for whom it was prepared; the requirement to disclose immediate threats to health or safety would only apply when the property is occupied; and the requirement to report on mold is modified to only require reporting if there is visible evidence of the presence of interior mold, mildew or fungi.
