|Subject:||The Real Assessment Value of Manufactured Homes|
In the near future, I will be introducing legislation requiring counties to properly assess the value of manufactured homes during a county wide reassessment. As you may know, manufactured homes do not have a deed recorded with the county, but a title similar to your car. Like your car, the value of a manufactured home usually depreciates while the value of a brick and mortar home usually appreciates.
Without a recorded deed, assessors are not able to utilize the fair market value to determine the actual value of the manufactured home and are consistently over assessing these homes.
My legislation would require an assessor to determine the actual value of a manufactured home by utilizing the value of a manufactured home in a national directory or valuation guide that analyzes manufactured home sales and other relevant data; any depreciation in the value of the manufactured home; the ability of the manufactured home to be transported to another site; and the fair market value of the manufactured home.
