Subject: Protecting Vulnerable Individuals at Risk of Losing Their Homes
 
As a past Court Appointed Guardianship Attorney, I saw clients who lost their homes as a result of unpaid property taxes. Too often, these were individuals with dementia or those who were otherwise incapacitated and could not pay the tax bills without assistance. Sadly, in many instances the family was not informed about unpaid taxes until the house was already sold.
 
My two-bill package of legislation would help vulnerable individuals like older adults and incapacitated individuals remain in their homes. Vulnerable individuals should not have to feel at risk of losing their homes due to circumstances out of their control. This legislation would guarantee an opportunity for family or other caregivers to help an older adult or incapacitated individual keep their home.  
 
Please join me in co-sponsoring this important legislation that will make a few small changes to the sheriff sale and HEMAP processes but have a massive impact on vulnerable individuals and their families.

Description: The first bill would create an option for older adults and incapacitated individuals to designate an individual to receive notice when property taxes are delinquent, and the property is at risk for a sheriff sale.

Description: The second bill would expand the Homeowners’ Emergency Assistance Program (HEMAP) to allow older adults and incapacitated individuals to designate a person to receive notice when mortgage payments are delinquent and the homeowner could face foreclosure on their home due to unpaid mortgage payments.
