Subject: Requiring the Disclosure of Rights-of-Way on Sellers Property Disclosure Statements
Purchasing a home is exciting and the most important purchase consumers make in a lifetime. Typically, a prospective homeowner’s primary concern is with the condition of the property. However, they often fail to consider possible limitations that can affect the usage of the property.

This measure amends Title 68 (Real and Personal Property) of the Pennsylvania Consolidated Statutes by adding rights-of-way, easements and access limitation to the list of required disclosures made by the seller on property disclosure statements.

The benefits of transparency in property purchases are multiple. Too often buyers’ visions for their property purchases are thwarted by information learned after closing. As purchasers rely heavily on the information provided on sellers’ property disclosure form, this is the perfect place to note such limitations.

Please join with me to support prospective buyers. By requiring the disclosure of this crucial information, we can aid homeowners in making an informed decision when purchasing a home.
