AN ACT 1 Authorizing the Department of General Services, with the 2 approval of the Governor and the Secretary of Agriculture, to 3 sell and convey a certain lot or tract of land situate in the 4 Township of Collier, Allegheny County, Pennsylvania. 5 The General Assembly of the Commonwealth of Pennsylvania 6 hereby enacts as follows: 7 Section 1. The Department of General Services, with the 8 approval of the Governor and the Secretary of Agriculture, is 9 hereby authorized and directed on behalf of the Commonwealth of 10 Pennsylvania, to grant and convey in fee simple to the Collier 11 Sportsmen Association, for a consideration equal to the fair 12 market value as determined by an independent appraiser selected 13 by the Department of General Services, a tract of land situate 14 in the Township of Collier, County of Allegheny, Commonwealth of 15 Pennsylvania, bounded and described as follows: 16 Beginning at a point in line of land of Collier Sportsmen 17 Association, also at the Northeast corner of land now of the 18 Township of Collier, formerly Commonwealth of Pennsylvania, said
1 point being north 21 degrees 18 minutes west 633.86 feet from 2 the centerline of Hilltop Road (L.R. 02022, 33 feet wide); 3 thence along land of Collier Sportsmen Association north 64 4 degrees 20 minutes west 1241.99 feet to a point, marked by a 5 concrete monument; thence still along said land north 11 degrees 6 10 minutes east 800.69 feet to a point, a corner; thence along 7 land now or formerly at E. P. Sasso south 64 degrees 42 minutes 8 east 981.97 feet to a point marked by a concrete monument; 9 thence along land of the Commonwealth of Pennsylvania, the 10 following four (4) courses and distances: south 01 degree 41 11 minutes 05 seconds west 785.179 feet to a fence line; north 72 12 degrees 54 minutes 52 seconds west 409.30 feet to a bend in said 13 fence line; north 81 degrees 40 minutes 21 seconds west 675.29 14 feet to a fence corner; south 64 degrees 20 minutes west 1134.31 15 feet to a point in line of land of the Township of Collier; 16 thence along same north 21 degrees 18 minutes west 160.47 feet 17 to the point and place of beginning. 18 Containing 24.435 acres. 19 Together with the right, privilege and use in common with 20 grantor, its successors and assigns of passage, ingress, egress 21 and regress over and in an existing farm road, subject to the 22 obligation to maintain same and keep same open and in good 23 repair, connecting the above premises with Hilltop Road and 24 described as follows: 25 Beginning at a point on the northerly line of Hilltop Road 26 (33 feet wide) at or near the westerly berm of said existing 27 road; thence north 08 degrees 09 minutes 35 seconds west 214.44 28 feet to or near a bend in said road; thence north 55 degrees 19 29 minutes 32 seconds west 130.00 feet to the southeastern most 30 corner of above premises; thence along land conveyed to grantee, 19830S0959B1181 - 2 -
1 its successors and assigns, north 01 degree 41 minutes 05 2 seconds east 23.84 feet to a point; thence south 55 degrees 19 3 minutes 32 seconds east 151.71 feet to or near a bend in said 4 road; thence south 08 degrees 09 minutes 35 seconds east 223.42 5 feet to a point on the northerly line of Hilltop Road; thence 6 along the same south 82 degrees 34 minutes 49 seconds west 20.00 7 feet to the point and place of beginning. Beginning a roadway of 8 uniform 20 feet width. 9 In addition the conveyance shall be made under and subject to 10 all easements, servitudes and rights of others, including but 11 not confined to streets, roadways and right of any telephone, 12 telegraph, water, electric, sewer, gas or pipeline companies, as 13 well as under and subject to any interest, estates or tenancies 14 vested in third persons, whether or not appearing of record, for 15 any portion of the land or improvements erected thereon. 16 Section 2. The deed of conveyance shall contain a clause 17 that the lands conveyed shall be used for recreational purposes 18 by the Collier Sportsmen Association upon such terms and 19 conditions relative to development, maintenance and 20 compatibility with State use as are reasonable to the Secretary 21 of Agriculture and if at any time the said Collier Sportsmen 22 Association or its successor in function conveys said property 23 or permits said property to be used for any purpose other than 24 the aforementioned, the title thereto shall immediately revert 25 to and revest in the Commonwealth of Pennsylvania. 26 Section 3. Costs and fees incidental to this conveyance 27 shall be borne by the grantee. 28 Section 4. The deed of conveyance shall be approved as 29 provided by law and shall be executed by the Secretary of 30 General Services in the name of the Commonwealth of 19830S0959B1181 - 3 -
