AN ACT 1 Authorizing and directing the Department of General Services, 2 with the approval of the Governor and the Secretary of Public 3 Welfare, to sell and convey a certain lot or tract of land 4 situate in the City of Philadelphia, Pennsylvania. 5 The General Assembly of the Commonwealth of Pennsylvania 6 hereby enacts as follows: 7 Section 1. The Department of General Services, with the 8 approval of the Governor and the Secretary of Public Welfare, is 9 hereby authorized on behalf of the Commonwealth of Pennsylvania, 10 to convey to the City of Philadelphia, for a consideration of $1 11 and other good and valuable considerations, the following 12 described tract of land situate in the City of Philadelphia, 13 Commonwealth of Pennsylvania, bounded and described as follows: 14 All that certain lot or piece of ground situate in the 15 thirty-third ward of the City of Philadelphia, bounded and 16 described in accordance with a plan thereof made by Wm. F. 17 Bispels, Jr., on April 11, 1961, and revised on May 5, 1961. 18 Beginning at a point on the west side of Front Street (80
1 feet wide) at the distance of 300 feet and 9 5/16 inches north 2 from the north side of Luzerne Street (70 feet wide); thence 3 extending south 80 degrees 47 minutes 38 seconds west along the 4 north side of a proposed 60 feet wide drainage right-of-way a 5 distance of 266 feet 7 11/16 inches to a point; thence extending 6 south 11 degrees, 08 minutes 30 seconds west crossing the 7 proposed right-of-way a distance of 207 feet 1 7/8 inches to a 8 point on the north side of Luzerne Street; thence extending 9 north 78 degrees 39 minutes 00 seconds west along the north side 10 of Luzerne Street crossing the proposed 60 feet wide drainage 11 right-of-way a distance of 798 feet 10 3/4 inches to a point; 12 thence extending north 11 degrees 25 minutes 07 seconds east a 13 distance of 43 feet to a point; thence extending north 78 14 degrees 39 minutes 00 seconds west a distance of 07 feet 08 15 inches to a point on the east side of Second Street (70 feet 16 wide); thence extending north 11 degrees 25 minutes 07 seconds 17 east along the east side of the said Second Street a distance of 18 992 feet to a point on the south side of Hunting Park Avenue 19 (100 feet wide); thence extending south 78 degrees 39 minutes 00 20 seconds east along the south side of Hunting Park Avenue a 21 distance of 1,051 feet 6 3/4 inches to a point on the west side 22 of Front Street; thence extending south 11 degrees 08 minutes 30 23 seconds west along the west side of Front Street a distance of 24 734 feet 2 11/16 inches to the first mentioned point and place 25 of beginning, containing 23 6/10 acres of land be the same more 26 or less, together with the improvements thereon erected. 27 Subject to an easement to the City of Philadelphia of a 60 28 feet wide right-of-way for drainage purposes, described as 29 follows: 30 Beginning at a point on the north side of Luzerne Street (70 19820H2168B2766 - 2 -
1 feet wide) at the distance of 632 feet 3 5/16 inches west from 2 the west side of Front Street (80 feet wide); thence extending 3 north 78 degrees 39 minutes 00 seconds west along the north side 4 of Luzerne Street a distance of 170 feet 10 9/16 inches to a 5 point; thence extending north 80 degrees 47 minutes 38 seconds 6 east along the north side of the proposed 60 feet wide right-of- 7 way a distance of 589 feet 11 9/16 inches to a point; thence 8 extending south 11 degrees 08 minutes 30 seconds west crossing 9 the said right-of-way a distance of 63 feet 11 7/8 inches to a 10 point; thence extending south 80 degrees 47 minutes 38 seconds 11 west along the south side of the proposed right-of-way a 12 distance of 407 feet 8 9/16 inches to a point on the north side 13 of Luzerne Street and place of beginning. 14 The above described tract being the same land conveyed to the 15 Commonwealth of Pennsylvania by Deed dated January 7, 1964 and 16 recorded in Philadelphia in Deed Book C.A.D. Vol. 091 Page 459. 17 The above conveyance shall be made under and subject, 18 nevertheless, to all easements, servitudes and rights of others, 19 including, but not confined to, streets, roadways and rights of 20 any telephone, telegraph, water, electric, gas or pipeline 21 companies, as well as under and subject, nevertheless, to any 22 estate or tenancies vested in third persons, whether or not 23 appearing of record, for any portion of the said land or 24 improvements erected thereon. 25 Section 2. The Deed of Conveyance shall be approved as 26 provided by law and shall be executed and acknowledged by the 27 Secretary of General Services in the name of the Commonwealth of 28 Pennsylvania. 29 Section 3.
