AN ACT 1 Authorizing the Department of General Services, with the 2 approval of the Governor, to convey to Bensalem Township 3 lands situate in Bensalem Township, Bucks County. 4 The General Assembly of the Commonwealth of Pennsylvania 5 hereby enacts as follows: 6 Section 1. The Department of General Services, with the 7 approval of the Governor, is hereby authorized on behalf of the 8 Commonwealth of Pennsylvania for a consideration of $1 to convey 9 to the Board of Township Supervisors of Bensalem Township, for 10 recreation purposes, the following tract of land situate in 11 Bensalem Township, Bucks County, bounded and described as 12 follows: 13 All that certain tract of land situate in the Township of 14 Bensalem, County of Bucks and Commonwealth of Pennsylvania; 15 bounded and described according to a Survey and Plan made by 16 James N. Darrah, Registered Professional Engineer, Newtown, 17 Pennsylvania, on the 7th day of July 1975, as follows, viz: 18 Beginning at the intersection of the northwesterly side of
1 Richlieu Road (L.R. 09124, 70 feet wide) with the southwesterly 2 side of the Pennsylvania Turnpike; thence along the said side of 3 Richlieu Road, on a curve to the left having a radius of 1945.08 4 feet, an arc length of 222.89 feet to a point of tangent; thence 5 still by same south 49 degrees 35 minutes 30 seconds west, 6 422.21 feet to a corner of lands now or late of Richlieu 7 Associates; thence along said lands, north 42 degrees, 44 8 minutes 45 seconds west, 911.95 feet to a corner; thence still 9 by said lands, south 48 degrees 47 minutes west, 465.26 feet to 10 an iron pin for a corner; thence still by said lands, south 48 11 degrees 45 minutes west, 573.49 feet to an iron pin for a corner 12 of lands now or late of Hamilton Court East, Inc.; thence by 13 said lands, south 48 degrees 36 minutes west, 110.11 feet to an 14 iron pin for a corner of lands now or late of Bibsy Corporation; 15 thence along said lands, north 42 degrees 56 minutes 30 seconds 16 west, 1140.84 feet to a corner on the easterly side of Street 17 Road (L.R. 252); thence along the said easterly side of Street 18 Road on a curve to the left having a radius of 1990.08 feet, an 19 arc length of 160.55 feet to a corner; thence still by same 20 north 53 degrees 17 minutes 30 seconds east, 8.0 feet to a 21 corner; thence still by same north 36 degrees 42 minutes 30 22 seconds west, 257.0 feet to a point of curve; thence still by 23 same on a curve to the right having a radius of 390.74 feet, an 24 arc length of 153.28 feet to a point of tangent; thence still by 25 same north 14 degrees 13 minutes 56 seconds west, 200.19 feet to 26 a point of curve; thence still by same on a curve to the left 27 having a radius of 200.0 feet, an arc length of 176.24 feet to a 28 point of tangent; thence still by same north 64 degrees 43 29 minutes 20 seconds west, 271.05 feet to an iron pin for a corner 30 on the southerly side of Trevose Road (T-329, 33 feet wide); 19750H1738B2208 - 2 -
1 thence along the said southerly side of Trevose Road, north 54 2 degrees 55 minutes 10 seconds east, 263.22 feet to a point of 3 curve; thence still by same on a curve to the right having a 4 radius of 40.0 feet, an arc length of 53.94 feet to a point of 5 tangent in line of lands of the said Pennsylvania Turnpike 6 Commission; thence along said lands, south 47 degrees 48 minutes 7 50 seconds east, 53.55 feet to a corner; thence still by said 8 lands, south 36 degrees 30 minutes 10 seconds east, 101.98 feet 9 to a corner; thence still by said lands, south 47 degrees 48 10 minutes 50 seconds east, 732.89 feet to a point of curve; thence 11 on a curve to the left having a radius of 330.0 feet, an arc 12 length of 343.74 feet to a point of tangent; thence still by 13 said lands, south 63 degrees 46 minutes east, 90.0 feet to a 14 corner; thence still by said lands, south 26 degrees 14 minutes 15 west, 15.0 feet to a corner; thence still by said lands south 63 16 degrees 46 minutes east, 141.44 feet to a corner; thence still 17 by said lands north 26 degrees 14 minutes east, 50.0 feet to a 18 corner; thence still by said lands south 63 degrees 46 minutes 19 east, 120.0 feet to a corner; thence still by said lands north 20 26 degrees 14 minutes east, 65.0 feet to a corner; thence still 21 by said lands south 63 degrees 46 minutes east, 115.0 feet to a 22 corner; thence still by said lands north 26 degrees 14 minutes 23 east, 15.0 feet to a corner; thence still by said lands on a 24 curve to the left having a radius of 249.63 feet, an arc length 25 of 359.84 feet to a point of tangent; thence still by same north 26 47 degrees 48 minutes 10 seconds east, 70.71 feet to a point of 27 curve; thence still by said lands on a curve to the right having 28 a radius of 134.63 feet, an arc length of 157.03 feet to a point 29 of tangent; thence north 3 degrees 17 minutes 56 seconds east, 30 20.0 feet to a corner; thence still by said lands on a curve to 19750H1738B2208 - 3 -
1 the right having a radius of 338.07 feet, an arc length of 2 123.21 feet to a point of tangent; thence still by same south 65 3 degrees 49 minutes 10 seconds east, 157.87 feet to a corner; 4 thence still by same south 26 degrees 13 minutes 30 seconds 5 west, 10.0 feet to a corner; thence still by same south 63 6 degrees 46 minutes 30 seconds east, 490.0 feet to a corner; 7 thence still by same north 71 degrees 13 minutes 30 seconds 8 east, 14.14 feet to a corner; thence still by same south 63 9 degrees 46 minutes 30 seconds east, 617.47 feet to a point of 10 curve; thence still by said lands on a curve to the left having 11 a radius of 2964.79 feet, an arch length of 152.61 feet to the 12 said northwesterly side of Richlieu Road and place of beginning. 13 Containing 40.707 acres of land. 14 Under and subject to a 75.0 feet wide easement of the 15 Philadelphia Electric Company as shown on said plan. 16 Being part of the lands conveyed by the Commonwealth of 17 Pennsylvania to the Pennsylvania Turnpike Commission on February 18 11, 1964 and recorded in Dauphin County Deed Book D-1762 at 19 pages 785 through 800. 20 Section 2. The land authorized to be conveyed by this act 21 shall be subject to the restriction and condition that at such 22 time as the grantee, its successors and assigns ceases to use 23 the subject land for recreational purposes, the title to the 24 property shall revert to the Commonwealth. 25 Section 3. The deed of conveyance shall be approved by the 26 Department of Justice and shall be executed by the Department of 27 General Services in the name of the Commonwealth of 28 Pennsylvania. 29 Section 4.
