AN ACT 1 Authorizing the Department of General Services, with the 2 approval of the Governor and the Secretary of Public Welfare, 3 to sell and convey a certain lot or tract of land situate in 4 Allegheny County, Pennsylvania, known as Dixmont State 5 Hospital to St. John's General Hospital of Allegheny County. 6 The General Assembly of the Commonwealth of Pennsylvania 7 hereby enacts as follows: 8 Section 1. The Department of General Services, with the 9 approval of the Governor and the Secretary of Public Welfare, is 10 hereby authorized and directed on behalf of the Commonwealth of 11 Pennsylvania to sell and convey in fee simple to St. John's 12 General Hospital of Allegheny County, Pennsylvania, for a 13 consideration of $1, a tract of land situate in the County of 14 Allegheny, Commonwealth of Pennsylvania, containing 188 acres 15 more or less including buildings thereon bounded and described 16 as follows: 17 Beginning at a point on the north R/W line of the Ohio River 18 Boulevard and the western line of Kilbuck Township; thence along 19 township line south 02 degrees east 416.35 minutes to the Ohio
1 River; thence along same the following four courses and 2 distances: south 76 degrees east 1798.50 feet, south 76 degrees 3 30 minutes east 1042.80 feet, south 69 degrees 45 minutes east 4 392.70 feet and south 49 degrees 30 minutes east 163.35 feet; 5 thence north 18 degrees 30 minutes east 180.67 feet; thence 6 south 04 degrees 15 minutes east 198.00 feet to the Ohio River;, 7 thence along same south 68 degrees 45 minutes east 393.85 feet; 8 thence north 19 degrees 15 minutes east 178.80 feet to the 9 southern R/W line of the Ohio River Boulevard; thence along same 10 north 68 degrees 45 minutes west 471.90 feet to the western line 11 of Emsworth Boro; thence along same the following four courses 12 and distances: north 06 degrees 30 minutes west 78.54 feet, 13 north 04 degrees 30 minutes west 143.22 feet, north 26 degrees 14 40 minutes east 262.68 feet and north 11 degrees 30 minutes east 15 255.75 feet to the centerline of Huntington Avenue; thence along 16 same the following two courses and distances: south 58 degrees 17 45 minutes east 196.35 feet and south 53 degrees 15 minutes east 18 470.91 feet; thence north 28 degrees 45 minutes east 366.96 feet 19 to the western R/W line of 30-foot Plainfield Street; thence 20 along same and projected the following two courses and 21 distances: north 40 degrees 30 minutes west 217.12 feet and 22 north 00 degrees 30 minutes east 1732.50 feet; thence north 88 23 degrees west 145.50 feet; thence north 13 degrees 15 minutes 24 east 20.13 feet; thence south 87 degrees 45 minutes west 2840.00 25 feet more or less to the centerline of 33-foot Toms Run Road 26 L.R. 02350; thence along same the following four courses and 27 distances: southwardly by curve deflecting to the east with a 28 radius of 450.00 feet an arc 227.63 feet, south 19 degrees 06 29 minutes east 129.29 feet, by curve deflecting to the west with a 30 radius 125.00 feet an arc 142.68 feet and south 46 degrees 18 19840H2307B3205 - 2 -
1 minutes west 100.00 feet to the centerline projection of a 2 gravel road which runs along the east of a disposal plant; 3 thence along centerline of gravel road 1000.00 feet more or less 4 to the centerline of Ray Road L.R. 02334; thence westwardly 5 along centerline Ray Road 800.00 feet more or less to the 6 western R/W line of Toms Run Road which is 25.00 feet west of 7 the centerline; thence along west R/W in a southwesterly 8 direction and by curve deflecting to the west with a radius of 9 65.00 feet an arc 93.31 feet to the north R/W line of the Ohio 10 River Boulevard, said R/W line being 48.00 feet north of the 11 centerline of the westbound traffic lanes and thence along same 12 north 71 degrees 55 minutes west 376.19 feet to the point of 13 beginning. 14 Containing 175 acres, more or less. 15 The conveyance shall be made under and subject to all 16 easements, servitudes and rights of others, including but not 17 confined to streets, roadways and right of any telephone, 18 telegraph, water, electric, sewer, gas or pipeline companies, as 19 well as under and subject to any interest, estates or tenancies 20 vested in third persons, whether or not appearing of record, for 21 any portion of the land or improvements erected thereon. 22 Section 2. The conveyance shall be conditioned upon final 23 approval being granted to St. John's General Hospital to use the 24 lands conveyed for long-term health care purposes. 25 Section 3. The deed of conveyance shall be approved as 26 provided by law and shall be executed by the Secretary of 27 General Services in the name of the Commonwealth of 28 Pennsylvania. 29 Section 4.
