AN ACT
Amending the act of April 6, 1951 (P.L.69, No.20), entitled "An
act relating to the rights, obligations and liabilities of
landlord and tenant and of parties dealing with them and
amending, revising, changing and consolidating the law
relating thereto," in creation of leases, statute of frauds
and mortgaging of leaseholds, providing for credit scores.
The General Assembly of the Commonwealth of Pennsylvania
hereby enacts as follows:
Section 1. The act of April 6, 1951 (P.L.69, No.20), known
as The Landlord and Tenant Act of 1951, is amended by adding a
section to read:
Section 207. Credit Scores.--(a) A landlord shall clearly
and conspicuously disclose to a prospective tenant on a rental
application any credit score or other evidence of
creditworthiness required for the rental of the residential real
property.
(b) As used in this section, the following words and phrases
shall have the meanings given to them in this subsection unless
the context clearly indicates otherwise:

"Consumer reporting agency" means as defined in section 2 of
the act of November 29, 2006 (P.L.1463, No.163), known as the
"Credit Reporting Agency Act."
"Credit score" means a numerical rating representing the
perceived ability of an individual to fulfill the individual's
financial commitments, based on an analysis of the individual's
credit history and current financial circumstances by a consumer
reporting agency.
"Landlord" means an individual or entity that owns, controls,
leases, operates or manages residential real property for rental
to a tenant.
"Tenant" means an individual who rents residential real
property under a lease.
Section 2. This act shall take effect in 60 days.
