AN ACT
1 Amending the act of November 24, 1976 (P.L.1176, No.261),
2 entitled "An act providing for the rights and duties of
3 mobile home owners or operators and mobile home residents,"
4 further regulating mobile home park evictions.
5 The General Assembly of the Commonwealth of Pennsylvania
6 hereby enacts as follows:
7 Section 1. Section 3(a) of the act of November 24, 1976
8 (P.L.1176, No.261), known as the Mobile Home Park Rights Act, is
9 amended to read:
10 Section 3. Evictions.--(a) A mobile home resident shall
11 only be evicted for any of the following reasons:
12 (1) Nonpayment of rent.
13 (2) A second or subsequent violation of the rules of the
14 mobile home park occurring within a six-month period.
15 (3) If there is a change in use of the park land or parts
16 thereof. In the event that an eviction is to commence under
17 section 4 or this section, the resident may be evicted only
18 after:
19 (i) a copy of the plan for change of use, showing the
1 location of the land affected and the time frame, has been
2 presented to the resident; and
3 (ii) the resident has been offered another location within
4 the mobile home park, if available.
5 (4) Termination of mobile home park.
