HOUSE BILL

                                     AN ACT

     1  Authorizing and directing the Department of Transportation, with
     2     the approval of the Governor, to convey to the Plymouth
     3     Meeting Historical Society two tracts of land situate in
     4     Plymouth Township, Montgomery County, Pennsylvania.

     5     The General Assembly of the Commonwealth of Pennsylvania
     6  hereby enacts as follows:
     7     Section 1.  The Department of Transportation, with the
     8  approval of the Governor, is hereby authorized and directed, on
     9  behalf of the Commonwealth of Pennsylvania, to grant and convey
    10  to the Plymouth Meeting Historical Society, for a consideration
    11  of one-half the fair market value as determined by an
    12  independent appraiser approved by the Department of
    13  Transportation, the following two tracts of land situate in
    14  Plymouth Township, Montgomery County, Pennsylvania, bounded and
    15  described as follows:
    16                            Tract No. 1
    17     All that certain piece or parcel of land situate in the
    18  Township of Plymouth, County of Montgomery, Commonwealth of


     1  Pennsylvania, bounded and described as follows:
     2     Beginning at the spike in Chemical Road 267.7 feet measured
     3  north 81 degrees 51 minutes west along the bed of Chemical Road
     4  from its intersection with the westerly side of Germantown Pike
     5  (also the corner of the property now of the Pa. Dept. of
     6  Highways and formerly of Irene Mae Hinterlieter), thence south
     7  81 degrees 55 minutes east 267.7 feet along Chemical Road to an
     8  iron stake in the bed of Chemical Road, thence south 15 degrees
     9  east 107.52 feet to a point, thence north 75 degrees east 10
    10  feet to a corner point, thence south 15 degrees east 104 feet to
    11  a point, thence south 83 degrees 14 minutes west 65.17 feet to
    12  an iron pin, thence south 45 degrees 6 minutes west 287.3 feet
    13  to a point, thence south 72 degrees 41 minutes west 48.0 feet to
    14  a point then south 50 degrees 47 minutes west 209.83 feet to an
    15  iron pin, thence north 50 degrees 47 minutes east 208.83 feet to
    16  a point, then on the same course 77.44 feet to an iron pin,
    17  thence north 55 degrees 37 minutes east 181.51 feet to an iron
    18  pin, thence north 21 degrees 56 minutes east 160.96 feet to the
    19  point of beginning, containing about 3.25 acres.
    20                            Tract No. 2
    21     All that certain piece or parcel of land situate in the
    22  Township of Plymouth, County of Montgomery, Commonwealth of
    23  Pennsylvania, bounded and described as follows:
    24     Beginning at a spike in the bed of Chemical Road, 267.7 feet
    25  measured in a north 81 degrees 55 minutes west direction along
    26  the bed of Chemical Road from its intersection with the westerly
    27  side of Germantown Pike, thence south 21 degrees 56 minutes west
    28  crossing a stake on the south side of Chemical Road 160.96 feet
    29  to an iron pin, thence south 55 degrees 37 minutes west, 181.51
    30  feet to an iron pin, thence south 50 degrees 47 minutes west

     1  212.26 feet to an iron pin and on the same course another 180.5
     2  feet to an iron pin, thence north 30 degrees 33 minutes west
     3  251.52 feet to a corner point, thence north 71 degrees 43
     4  minutes east 233.41 feet to an iron pin, thence north 65 degrees
     5  1 minute east, 34.24 feet to an iron pin, thence north 29
     6  degrees 56 minutes east 74.76 feet to a point, thence north 2
     7  degrees 10 minutes west 174.8 feet to a point in bed of Chemical
     8  Road, thence north 88 degrees 20 minutes east 25.39 feet along
     9  the said Chemical Road to a point and to the point of beginning
    10  south 81 degrees 55 minutes east 335.78 feet, containing 3.23
    11  acres.
    12     Section 2.  The conveyance shall be made under and subject to
    13  all easements, servitudes and rights of others, including, but
    14  not confined to, streets, roadways and rights of telephone,
    15  telegraph, water, electric, sewer, gas or pipeline companies, as
    16  well as under and subject to any interest, estates or tenancies
    17  vested in third persons, whether or not appearing of record, for
    18  any portion of the land or improvements erected thereon.
    19     Section 3.  The deed of conveyance shall be approved as
    20  provided by law and shall be executed by the Secretary of
    21  Transportation in the name of the Commonwealth of Pennsylvania.
    22     Section 4.  The deed of conveyance shall contain a clause
    23  that the lands conveyed shall be used for a community cultural
    24  center by the Plymouth Meeting Historical Society and, if at any
    25  time the Plymouth Meeting Historical Society or its successor in
    26  function conveys said property or permits said property to be
    27  used for any purpose other than that aforementioned, the title
    28  thereto shall immediately revert to and revest in the
    29  Commonwealth of Pennsylvania.
    30     Section 5.  Costs and fees incidental to this conveyance

     1  shall be borne by the grantee.
     2     Section 6.  Moneys received from the conveyance shall be
     3  deposited in the Motor License Fund.
     4     Section 7.  This act shall take effect immediately.
